
CAISSON PERMIT ISSUED TO BEGIN CONSTRUCTION ON 310 WEST HURON IN RIVER NORTH

A caisson permit was issued Monday for the residential development at 310 North Huron Street in the River North neighborhood. That allows developer and general contractor ZSD Corp to begin work in the coming weeks on their 149-unit apartment building where a surface parking lot now stands.
Pappageorge Haymes Partners designed the new nine-story structure, which will contain a mix of studio, one-bedroom, and two-bedroom floor plans. The ground floor will include retail space along the east end of the building fronting Franklin Street, bicycle storage, the residential lobby, and according to a floor plan drawing, 11 duplex units. Parking will be limited to 21 surface spaces accessed from the alley between North Franklin and North Orleans Streets.
The ninth floor will be dedicated to residential amenities, to include coworking space, a fitness center, a sky deck, and lounges. Select apartments will have private balconies.
Two permits for 310 West Huron remain pending in the Chicago Data Portal. One is for the foundation through seventh floor and shows an application date of July 2nd. The second is dated October 27 and allows the construction of the two upper floors. Joining ZSD on the build is concrete contractor Adjustable Concrete Construction. ZSD Corp plans a 2027 opening for tenants moving into their new apartments.
This Transit Oriented Development (TOD) is located within a block of the Chicago Red/Purple Line elevated platform, and two blocks from stops for the CTA’s Route 37 and 66 buses. The rerouted #8 bus also stops nearby while Halsted Street is closed for reconstruction of its viaduct. As part of that same project, the #66 Chicago Avenue bus is also rerouted for now, but that project should be completed before 310 West Huron is open.
