
DETAILS REVEALED FOR NEW 23-STORY TOWER IN NEAR NORTH SIDE

Details have been revealed for a new residential development at 1333 N Kingsbury Street in Near North Side. The project is located two blocks south of the recently completed Foundry apartments just west of N Halsted Street. Per the recently submitted zoning application, the new tower will replace an existing surface lot used by the office building next door.
The project is being led in part by ZSD Corp and Structured Development, who also built the nearby New City development and Shops at Big Deahl. In order to achieve the density desired, the team is purchasing the air rights of the lot directly south of the site at 1301 N Kingsbury which holds another parking lot.
Although the architect is currently unknown, the project will rise 23 stories and 243 feet in height plus a small crown. The ground level will contain 30 covered parking spaces facing the existing office building for their employees. The remainder of the floor will hold a small lobby, bike parking room, and ramp up to a 238-space garage on floors two through seven.
The floors above will contain 272 residential units most likely made up of studios, one-, and two-bedroom layouts, of which 20 percent will need to be considered affordable. Residents will have access to a standard array of amenities including a rooftop deck. The tower itself will be clad in a glass curtain wall system and perforated metal around the podium.
At the moment no budget or construction schedule is known. However there is demand in the transit rich area with projects like 1549 N Fremont Street and 1565 N Clybourn Avenue.
