FUNDING SECURED AS 310 HURON CONTINUES TO RISE IN RIVER NORTH

Additional funding has been secured for the upcoming mixed-use development at 310 West Huron Street in River North. With work already underway on the nearly block-long structure at the corner of North Franklin Street, developers ZSD and Third Coast Real Estate have secured a $44 million loan to fund the remainder of construction.

Designed by Pappageorge Haymes, the relatively simple nine-story, box-shaped structure is replacing a large parking lot that was previously earmarked for a 24-story high-rise by a different development team. The more than 100-foot-tall building will occupy the eastern portion of the site, leaving a small section to the west open for a pocket park.

The ground floor will include a handful of duplex units, a large lobby with a coffee shop, and two retail spaces at the street corner. The upper floors will contain the remaining 149 residential units, consisting of 48 studios, 85 one-bedroom units, and 16 two-bedroom layouts. The building will also feature coworking space, a lounge, a fitness center, and a large rooftop deck.

The exterior will incorporate three different façade treatments to break up the massing, including gray brick, box-seam siding, and standing-seam siding. There will also be 21 parking spaces located at the rear of the structure. With construction well underway and all permits secured, the project is on track to meet its 2027 completion date.
