PLAN COMMISSION APPROVES RIVERFRONT TOWNHOMES AT 2235 W OAKDALE AVENUE

The Chicago Plan Commission has approved the RiverWard residential development at 2235 W Oakdale Avenue near Roscoe Village. Sitting just west of the recently redeveloped Lathrop Homes, the project will be replacing a long-term vacant lot along the Chicago River. Efforts for this are being led by ZSD Corp, who is behind yesterday’s 1333 N Kingsbury.

Earlier this month, YIMBY reported on the the project’s newest renderings and information. Work will begin with basic site infrastructure across the 1.8-acre lot with a new central drive aisle, subdividing the site and connecting all of the future homes to the main roads. This will also include landscaped courtyards and a public expansion of the riverwalk.

Vertical work will take place in phases as the for-sale units are sold. In total, the development will build out 35 four-story townhomes made up of three and four-bedroom layouts. Of the total, six will be sold as affordable units. Each townhome will have a private garage, flex space, skylights for internal bedrooms, and a private rooftop deck.

The townhomes will be clad in multi-colored brick and black metal panel accents. The homes will sell for anywhere from $1.2 to $2 million, with the location and size dictating the cost. With four homes already having sold, the project will now need to fully secure funding in order to start construction. Work could begin by the end of the year, with a 13-month timeline per phase.
