
RENDERINGS REVEALED FOR 1333 N KINGSBURY STREET IN NEAR NORTH SIDE

New renderings have been revealed for the residential development planned at 1333 N Kingsbury Street in the Near North Side. Located just west of the intersection with N Halsted Street, we first covered the proposal’s announcement this past January as it began its journey toward approval. Now, the development team—ZSD Corp and Structured Development—has provided an update.
The new tower will replace part of a large surface parking lot currently used by the adjacent office building, which is part of a larger Planned Development owned by the same group. Rising 23 stories, the building is being designed by FitzGerald Associates, the same architecture firm behind the recently completed Foundry apartments just up the street.
The project will be anchored by a six-story podium featuring a small lobby, bike storage room, and back-of-house spaces on the ground floor. The remainder of the podium will house a 238-car parking garage, which will be clad in a mix of frosted glass, slatted panels, and a colorful motif on the southern wall. Unlike many similar projects, this podium will not include an outdoor amenity deck.
Above the podium, the tower will include 272 residential units, likely a mix of studios, one-, and two-bedroom layouts. Of these, 55 units will be designated as affordable. Residents will also have access to a shared rooftop deck. The tower’s exterior will feature a curtain wall system framed by a black metal panel grid, reflecting the industrial aesthetic increasingly common throughout the city.
It is worth noting ZSD Corp’s website shows a 2026 completion date for the project, however it is unlikely given the team just recently applied for zoning approval. It is also unknown if funding has been secured for construction.
