ZONING APPROVED FOR RESIDENTIAL DEVELOPMENT IN WEST LOOP

Zoning has been approved for the upcoming residential development at 1282 West Washington Boulevard in the West Loop. Sitting mid-block between North Ada Street and North Elizabeth Street, the project has been in the works for a few months and was initially revealed back in March. Development efforts are being led by ZSD Corp and Corwin Partners.

The project sits on the western end of the neighborhood near Union Park and steps away from Randolph Street, replacing an existing one-story commercial building for which a demolition permit has been pulled. The new structure will rise five stories and peak at around 60 feet in height; it is being designed by local firm SGW Architecture & Design.

Inside, the ground level will contain a small lobby with two elevators and a mail room, while the rest of the floor will house a 32-vehicle parking garage. The floors above will hold 16 for-sale residential units made up of four- and five-bedroom layouts. Select condos will have direct elevator access, while those on the fifth floor will also have private rooftop decks above.

However, all residences will have access to a private balcony as well as a smaller shared rooftop deck at the center with city views. Condos within the white-brick-clad structure will range from $1.7 to $4 million, with half already sold, per the project’s website. The team has also opened a sales center and plans to deliver units in fall 2027.
